This is the most expensive area in Pattaya and condo prices start at $200,000 USD up to $500,000 USD depending on project. Specially beachfront developments are more expensive and 99.9% of all the condos in this area have sea views towards the koh Larn island. Buying a condo here is still a good investment and will keep value also when there is an oversupply in other areas.
This is the center of Pattaya and the best location to buy is around second road. Condos start at $80,000 USD for smaller units and up to $200,000 USD for larger units. The Base is a popular place to buy for Chinese and there are some condos just behind The Avenue which are very popular with European and Australian buyers. The location of these condos are very central and everything is within walking distance. Any of these properties are a good investment and can be easy rented out short-term. Also if you want to use it yourself it’s an ideal location.
Great area to purchase and not to far to the city center of Pattaya. There are many different projects to choose from like for example Unixx condo or Arcadia Beach Resort or the new Arcadia Continental and many other attractive projects. on an average you can get a good unit here for approximately $60,000 USD for a small 1 bedroom, larger units are little more expensive and can go up to $200,000 USD. The area has a wide range of different options to choose from. But from an investment point of view you will make less profit on a unit buying here compared to Central Pattaya. The main reason is because there are so many new buildings in the area you might have trouble renting it out in the future because of the huge competition.
However is you’re looking something for your own use this might be a perfect spot and good priced for properties not far from the city.
This might be the most popular spot because this is lowest priced area in Pattaya. You can get a good property here for $40,000 USD up to $100,000 USD. However the return on investment is also the worst in the whole Pattaya area. Condos do fetch on an average 3% netto per year this is with subtraction of maintenance fee’s and all other costs but do not include renovation which you have to conduct every year to keep the condo in a healthy state. So it’s not suitable for an investment, but good for own use.
This area is perfect to buy houses and low priced condos. There are many pensioners living here and expats that rent properties and work on the Eastern Seaboard. You can find good condominiums for around $35,000 USD and houses with private swimming pools start at approximately $150,000 USD for a decent property. There are many international schools around East Pattaya and is family friendly and great for living.
